What’s in the estimate?
Fixed-rate principal and interest, annual taxes and home insurance divided by 12, monthly HOA dues, mortgage insurance, a maintenance allowance and utilities. The CFPB explains the difference between a loan payment and total monthly costs.
This is a planning estimate, not loan qualification. It excludes closing and moving costs, special assessments and other expenses you have not entered. Future taxes, premiums and dues may change. Maintenance and utilities are allowances. Mortgage insurance stays at your entered amount for this comparison; it is set to zero for a cash purchase. For a fixed loan, the payment is L × r ÷ (1 − (1 + r)−n), where L is the loan, r the monthly rate and n the number of payments. At zero interest it is L ÷ n.
